Construction Management

Why Consider a Construction Management Company?

There are many complex issues that must be considered and dealt with properly for any construction project to be successful.

Many organizations are not fully aware of the duties and responsibilities of a Construction Management Consultant, and are therefore hesitant to hire one.

Who will handle the following issues?

  • Design, engineering and budget requirements
  • Analyze the feasibility of materials, methods and other construction factors relating to cost
  • Coordinate contract documents, drawings, specifications and schedules
  • Qualify and coordinate contractors, either general or specialty contractors
  • Hold a pre-bid conference and/or explain the project to the contractors
  • Receive and analyze the bids for accuracy and adherence to the specifications
  • Prepare the construction contract and schedule
  • Coordinate the contractors’ activities to meet the owners’ requirements
  • Review the work in progress
  • Verify compliance with contract specifications, schedules and invoice requests
  • Review change orders for cost and accuracy
  • Maintain cost accounting records and make sure lien releases are properly executed
  • Provide interpretations and resolutions to issues that arise during the course of the work
  • Verify proper certificates of insurance for each contractor
  • Review and approve product samples, shop drawings, or other submittals
  • Conduct final inspection of the project and develop a "punch list"
  • Verify the receipt of all guarantees, affidavits, releases and manuals

As you can see, there are many questions to consider in engaging any construction project.

Testimonials

"The work to our community is complete and the results are terrific. I can say unequivocally that had it not been for Design Build Associates, we would still be living in an increasingly deteriorating environment, not to mention depressed property values. They have proven themselves trustworthy by providing the information needed for us to make informed choices, and as a result, gave the Board confidence to make the difficult decisions. Their over-sight during the work was superb. And they helped us to bring the project in under budget by a little more than $134,000!"
