14242 Burbank Homeowners' Association consists of 26 units in three stories in Sherman Oaks an was constructed in 2007. It has a secured entry and subterranean parking, a spacious lobby and courtyard, workout room and rooftop deck. The Board has engaged DBA to assist with their balcony deck and walkway repairs, followed by a fresh paint application.
Anaheim Park South
Anaheim Park is a small, cozy condominium complex located near Downtown Disneyland and features a gated, underground garage parking and a beautiful interior courtyard. The Association has engaged Design Build Associates to assist them with repairs to their exterior elevated elements and SB 326 inspection.
Ashton Square
Ashton Square, is a 15- Unit HOA in the Westwood neighborhood of Los Angeles, CA built in 1981. The community features secure access, pool, spa and secure parking. They have engaged Design Build Associates to assist with a multiple projects including; a full siding and stucco replacement, deck repair and a complete exterior repaint.
Beacon Hill Terrace
Beacon Hill Terrace is a 56 home community in Laguna Niguel completed in 1981. The community contains a clubhouse, pool, spa, tennis court, and is adjacent to Salt Creek Regional Park with trails leading to the beach. Design Build Associates has been retained to oversee the water supply line repiping project.
Blue Lagoon
The Blue Lagoon Homeowners Association is a coastal gated townhome community located in Laguna Beach, California. The community consists of 119 townhomes in 16 buildings constructed in 1964. The complex amenities include views of the ocean & city lights, swimming pool, sea view room, and tennis court. The scope of work consists of wood repairs and repainting the entire complex.
Bridgeport
Bridgeport is a Cape Cod inspired condominium community located in the Belmont/Alamitos Heights region of Long Beach. Built in 1985, Bridgeport is comprised of 60 luxury units. The Board has engaged DBA to oversee a community-wide wood and paint project as well as assessing the podium deck, leaking planters and waterproofing at the garage walls and ceilings.In addition, DBA will also be coordinating the state-mandated SB 326 repairs and inspections of all elevated exterior elements such as the walkways, stairs and balconies.
Brighton at Terra Vista
Brighton at Terra Vista, is a 204-Unit HOA located in West Rancho Cucamonga, CA and built in 2003. The community amenities include a pool, spa, park, and playground. The Board has engaged Design Build Associates to assist with deck repairs.
Canyon Point
Canyon Point is a community of 124 two-story wood frame and stucco townhomes in six buildings located in Aliso Viejo, California and was built in 1998. The community amenities include attached garage parking, a swimming pool, spa, fitness room, and clubhouse. The scope of this work is to make repairs to certain exterior elevated elements, decks and balconies including replacement of wood components, removal and/or replacement of certain deck waterproofing systems, repairs to guardrails, scuppers, and associated stucco repairs.
Carnaby Square
Carnaby Square is a gated community conveniently located in the heart of Northridge, CA. The HOA of this s 61-unit community built in 1982 has asked DBA to assist with wood trim repairs and replacement as well as painting the property.
Enchanted View
Enchanted View consists of 34 units in four levels over subterranean parking located in Santa Monica. The Board has engaged Design Build Associates to assist them with building shoring, roofing and waterproofing repairs and balcony and elevated walkway inspections as required by California SB326.
The Foundry
Nestled in the heart of Old Torrance, The Foundry is a prestigious gated community built in 2008 that redefines resort-style living with its 86 residences set in lush, park-like surroundings. Design Build Associates DBA has been retained by the Association to oversee vital repairs to exterior elements and SB 326 inspections and addressing waterproofing issues in landscape planters, podium decks, windows, and roofing areas. The entire community will also receive a fresh, complete exterior repaint, further elevating its appeal and value.
Harbors West
Harbors West is a four-story complex consisting of 16 townhomes in four buildings, and was built in 1986. The complex is located between Channel Islands Harbor and Hollywood Beach. The association has engaged Design Build Associates to assist with the replacement of the wood siding, balcony and patio repairs, basement waterproofing repairs, followed by a complete repaint.
La Pointe
La Pointe, is a 73-Unit HOA located in Rancho Palos Verdes, CA built in 1979. The community features a heated pool and jacuzzi. The Board has engaged Design Build Associates to assist with deck and walkway repairs.
Le St. Tropez
Le St. Tropez is a 78-Unit HOA community in Laguna Niguel, CA built in 1986. The community is located near the Salt Creek Corridor and has a swimming pool, spa, and barbecue area. The Board has engaged DBA to assist with deck repairs.
Manhattan Village
Manhattan Village is a 400-home community located in Manhattan Beach adjacent to a golf course. The complex features a pool/spa/restroom facility, with a barbeque and covered walkway/seating area, four additional spa areas, and extensive landscaped areas throughout. Design Build Associates has been retained by the Board to assist with renovating the pool, spa, seating area and deck surface, remodeling the bathrooms, and relocating the built-in grills.
Metropol
Metropol is a 41-unit low-rise loft community with subterranean parking. The buildings surround a lush open green space in the center of the complex featuring bamboo, maple and eucalyptus trees. The community also offers a library room and a fitness center. The Board has engaged Design Build Associates to assist them with their water intrusion repairs.
Morningside Terrace
The Morningside Terrace Homeowners Association consists of 152 condominiums in Aliso Viejo which were constructed in the mid-1980s. The townhomes feature balconies and private patios, and the complex offers a pool, spa and mature trees and landscaping, with award winning schools, nearby shopping, and access to hiking, biking and nature trails. The condominiums are wood frame construction with stucco and wood siding. Design Build Associates has been retained by the Association to assist with the removal and replacement of damaged balconies, replacing damaged wood at 30 carports and installation of a new roofing system at each carport.
Morningside Townhomes
Morningside Townhomes is located in Aliso Viejo near the 73 Tollway. Each of the 260 townhomes boasts a private balcony as well as a private patio and entry courtyard. The community includes a recreation facility with a spacious pool and spa. Design Build Associates has been engaged by the association to oversee wood replacement and repainting of all the buildings and carports.
Niguel Beach Terrace
Niguel Beach Terrace Homeowners Association is 368-unit complex featuring Cape Cod style garden condos located in Dana Point adjacent to Salt Creek Beach. The community boasts a clubhouse, swimming pool and spa. The association initially retained Design Build Associates to assist with the exterior stair replacement. The scope was subsequently expanded to include the wood replacement and exterior paint project for the southern portion of the community, as well as a community-wide repipe project.
Northridge Townhome Estates
The Northridge Townhome Estates Homeowners Association is a 217-home condominium community located in Northridge constructed in 1979-80 consisting of 46 buildings, including a clubhouse building and three swimming pools. The Association has engaged Design Build Associates to manage the replacement of the wood siding with a longer-lasting Hardie® cementitious material and the painting of siding, entry doors, wood trim, pergolas, garage doors and metal handrails. DBA will also oversee the replacement of the wood fence with vinyl fencing, and installation of new exterior building lighting and address signage.
Orange Tree
Orange Tree Condominiums is a 421 unit complex in the beautiful city of Irvine, CA, has engaged DBA to assist with a community-wide wood replacement and paint project as well as providing guidance and coordination of their SB326 Balcony Inspection Compliance Process.
Seagate Condominiums
SeaGate Condominiums, a 262-Unit HOA community in Playa Del Rey has asked DBA to assist with a variety of projects including water intrusion issues and drainpipe repair. Built in 1983 the community features lush landscaping, meandering streams and mature trees.
Sunset Terrace
Sunset Terrace is a 4-story 97-unit community located in Brentwood and was built in 1965. The complex which features underground parking and a pool, recreation area and gym. The building grounds feature a unique water feature and numerous mature trees throughout. The Board has engaged DBA to oversee a storm and sewer drain repipe and concrete spalling repairs in the parking garage, repairs to storm drains and new waterproofing near the lobby, replacing corridor carpets throughout and repairs to the water feature.
St. Tropez
St. Tropez is comprised of 145-units built in 1989 and located in the coastal community of Aliso Viejo. The association has engaged Design Build Associates to assist with SB326 compliance and oversee the completion of balcony repairs.
Talega
Talega Maintenance Corporation, a premier master planned community in San Clemente, CA, has engaged Design Build Associates to assist with the complete renovation of the Saluda Pool and a build-out the Talega Grand Manors Clubhouse administration space.
Vista San Joaquin
Vista San Joaquin is a beautiful condominium project in the Rancho San Joaquin area of Irvine overlooking the Rancho San Joaquin golf course. The community consists of 34 luxury two- to three-story condos. The HOA Board has engaged DBA to oversee a community renovation project to include wood replacement, deck repairs and waterproofing, replacing the garage roofs, and repairs to the drainage system, followed by a complete repainting.
Villa Capri
Villa Capri is a gated townhome community located in Rancho Palos Verdes featuring 49 units. Design Build Associates has been retained by the Association to manage the foundation stabilization and leveling of the interior floors for Unit 52 Via Capri and the repair and restoration of the exterior and interior after the foundation work is complete.
Villa Vallarta
Villa Vallarta is a 245-unit, 44 building condominium complex constructed in 1978, located in Marina del Rey. The Board has engaged Design Build Associates to manage the reroofing, deck repair, siding and trim replacement, followed by a community-wide repaint.
Wilshire Selby Towers East
Wilshire Selby East is a high-rise condominium tower constructed in 1972 consisting of 90 units on 12 floors. Located on the west end of the Wilshire Corridor, convenient to Westwood/UCLA, the building offers an on-site 24/7 concierge doorman, secured underground garage parking and soon to be renovated pool/spa area. The Board has hired Design Build Associates to oversee repairs to the parking structure, balconies, and pool area.
Baywatch HOA

Bay Watch is a Cape Cod inspired townhome complex located in San Pedro featuring 152 units. Design Build Associates has been retained by the Association to manage the replacement of damaged exterior wood components such as balconies and exterior trim, repairing masonry walls and painting the exterior of all buildings and previously painted surfaces.
Belcourt Terrace

Belcourt Terrace is a collection of 56 duplex and single family detached home in the gated community of Belcourt in Newport Beach. The Association has engaged Design Build Associates to manage the replacement of the hardboard siding, light fixtures and pot shelves. DBA will also oversee the pool area renovation and the updating of the common area landscaping.
Belflora

Belflora is a beautiful community located in the heart of Rancho Santa Margarita minutes from the 241 Corridor and the Santa Margarita Town Center Mall. The 296-home community has abundant parking and a spacious pool/spa/playground facility. The buildings and grounds are well-maintained, with numerous mature trees throughout. The Board has engaged DBA to oversee a community-wide repipe project.
Camden at Playa Vista

Camden is a collection of 72 brownstone-style flats in beautiful Playa Vista. Each building includes up to six homes served by an elevator and an elegant lobby, and each flat has a two car garage. Playa Vista is a choice Westside location with a tech hub, open space, pool/gym recreation, entertainment, shopping and dining opportunities. Design Build was engaged by the association to plan and oversee various repairs to the community and exterior repainting.
Canyon Rim

Canyon Rim is a collection of 159 townhomes located in beautiful Portola Hills. The community boasts mountain and canyon views, and includes a swimming pool, spa and clubhouse. Design Build Associates has been retained by the association to assist them with site stability and slope repairs.
Chateau Royale

Chateau Royal is a three-story condominium consisting of 57 homes located in the desirable neighborhood just off Ventura Boulevard in Sherman Oaks. The complex boasts a pool, spa, courtyard green space, recreation room, and secured access and parking. The Board has engaged Design Build Associates to oversee a seismic retrofit, new roofing, asphalt rehabilitation and various other improvements.
Encino Towers

Encino Towers Owners Association is a condominium complex located south of the boulevard in Encino. The complex consists of 120 units in ten three-story buildings and was constructed in 1981. The Board has engaged DBA to oversee their painting project.
Groves of Pasadena

The Groves of Pasadena is a multi-level condominium complex located minutes from Old Town Pasadena. The Board has hired Design Build Associates to oversee repairs to the elevated walkways, sloping and drainage near resident entry doors, roofs, skylight leaks, wood and wood trim, spa area design and reconstruction, complete exterior painting and other repairs and upgrades throughout the property.
Hancock Park Terrace

Hancock Park Terrace is a 100-uint complex located near Larchmont Village constructed in 1972 which consists of three buildings, a guard shack and a multi-purpose facility near the pool. DBA has been retained by the Board to assist with upgrades to the common areas including exterior stucco repairs, minor balcony repairs and complete exterior repainting, as well as interior corridors and lobby carpet, paint, wallcovering and furnishings, and refurbished elevator cabs.
Harbor Ridge

Harbor Ridge is a townhome community in Torrance consisting of 188 units. The Association has engaged Design Build Associates to assist with their community-wide paving project.
Livingston Drive

Livingston Drive Homeowners Corporation is located minutes from the beach near the Belmont Pier, within walking distance of the restaurants and shops of Belmont Shores. The community consists of three levels with 15 condominium units over parking. The Homeowners Corporation has retained Design Build Associates as construction manager consultant to assist with the water supply line replacement and adding washer/dryer connections in each unit. DBA will also investigate the condition of the waste lines and if deemed necessary will, coordinate the re-lining or replacement.
Montevista at Santiago Hills HOA

Montevista is a community of 126 townhomes and carriage homes nestled between beautiful Santiago Hills Park and Santiago Canyon College in Orange CA. The Board has engaged Design Build Associates to manage the repipe of domestic water lines with PEX as well as reline the waste lines that have plagued owners with stoppages.
Oxford Court

The Oxford Court Homeowners Association is a townhome community located in Irvine, California. The community consists of 206 townhomes in 33 buildings and was constructed in the early 1980s.The Association has engaged DBA to manage a scope of work to replace certain damaged wood components, prepare and repaint all exterior trim, and oversee deck repairs.
Park Northridge

Park Northridge Condominium Owners Association is 195 townhomes ambling along Limekiln Canyon Park. These stucco and wood framed units have nice views and mature trees surrounding them. Multiple units were affected by the Saddleridge Fire in October 2019 and DBA was hired to consult and coordinate the remediation work among the various parties needs and issues. These participants included the HOA, the owners affected, the insurance companies, adjusters and the remediation contractor, all with varying needs and issues. With these various influencers DBA helped get the work started. The rebuilding and remediation work is currently in progress.
Seascape III

Seascape III is a four-story complex located at The Village in Redondo Beach consisting of 58 condos and townhomes built in 1980 . The resort-like complex features ocean and harbor views and is walking distance from King Harbor, the Redondo Beach Pier, parks and shopping. The Association has engaged Design Build Associates to assist with the repairs to the elevated walkways and balconies, exterior elements and complete repainting.
Village Park

Village Park Owners Association is a condominium complex located in Canoga Park, consisting of 176 units in 11 contemporary two-story stucco buildings. The HOA features a large pool area and many walkways. Design Build Associates has been engaged by the Board to assist with the reconstruction and painting of ten balconies.
1319 11th Street

1319 11th Street HOA is a complex constructed in 1958 consisting of 11 units, located just blocks from the ocean and Third Street Promenade shopping and entertainment. The Association has engaged Design Build Associates to assist with their seismic retrofit project mandated by the City of Santa Monica. The project will consist of concrete grade beams, steel and wood framing and stucco repairs and painting.
823 S Bundy

823 S Bundy HOA is located in the Brentwood section of Los Angeles, and consists of 12 four-story townhomes in two buildings. Design Build Associates has been retained by the association to oversee waterproofing remediation issues related to patios, balconies and the central courtyard.
Harbour Walk

This 226-home community enjoys cool ocean breezes in San Pedro. Located conveniently close to shopping, dining and entertainment, this gated complex features a lovely pool and spa set among tall pine trees and a central greenbelt. Design Build Associates has been engaged to identify and develop a scope of work for wood replacement and exterior painting, as well as perform an evaluation of the roofs.
La Casita

La Casita is a four-story 64-unit condominium complex in Redondo Beach. The complex is located just a few blocks from the beach, pier and boardwalk, and features a spa, sauna and exercise room. The Association has engaged Design Build Associates to assist with the window replacement and stucco repair project.
Manitoba West

Manitoba West is a 187-unit complex comprised of condominiums and townhouses located in Playa del Rey. The development is designed around a central courtyard and pool, and other amenities include two spas, gym, rec room and tennis courts. The Association has engaged Design Build Associates to assist them with the seismic retrofit construction.
PepperWood

This 66-unit complex is conveniently located near shopping and restaurants, as well as beaches and marinas and also features a community pool. DBA has been retained to oversee the exterior renovation project, which includes balcony and deck repairs, wood replacement and painting of the entire complex.
Village Glen

This Westlake Village 140-unit PUD complex consists of 68 2-plexes and two 4-plexes, each with a 2-car garage and private courtyard patio. The complex is configured within six tree-lined circles and was constructed in approximately 1972. The Association has engaged Design Build Associates to assist with their wood and stucco repairs, painting and light fixture replacement project.
Westlake Highlands

Westlake Highlands is a 36-unit common interest development built in 2012 in Thousand Oaks. The complex consists of nine buildings with two- and three-story townhomes. Design Build Associates is assisting the Association with completing original-construction related issues and repairs, as well repair and waterproofing of masonry walls and culverts, and a complete exterior repaint.
Gateway Walk

Gateway Walk is a 129-unit gated complex conveniently located near shops and restaurants. The complex features lush gardens with a fountain, a barbecue area, firepit and outdoor seating area, clubhouse and fitness center. The association originally hired Design Build Associates to assist them with their construction defect repairs, and has since asked DBA to oversee the painting and decking project.
Three Palms

Three Palms is a lovely condominium project located in a quiet Pasadena neighborhood, near the restaurants and shops at Paseo Colorado, Old Town and the South Lake shopping district. The gated 24-unit complex features subterranean parking, with balconies and decks overlooking a beautiful Mediterranean style fountain or city lights. Design Build Associates has been retained by the Association to assist with the structural concrete column repair work, podium deck waterproofing and new professionally designed landscaping.
911 Kings Road

911 Kings Road is a gated 66 unit complex in a prime West Hollywood location, within walking distance to Santa Monica and Melrose Boulevards. It features a pool, spa and gym and has views of the Hollywood Hills. DBA has been retained to assist with the exterior repairs, including wood siding, stucco, deck repairs and handrail replacement, and replacement of windows, sliding glass doors and patio doors.
Rancho Veracruz

Rancho Veracruz is a beautiful condominium community located on the Tustin Ranch Golf Club. The 317 home development was built in the early 1990s. Amenities include a clubhouse, fitness room, pool and spa. The Association has asked DBA to oversee the design and implementation of a stabilization plan for two buildings that have experienced some moderate settlement.
Villa Savona

Villa Savona is an elegant European mansion style 39-unit townhome complex including turrets, tiled alcoves and lovely wrought iron balconies and staircases. The three buildings feature several fountains, lush landscaping, and a common area courtyard fireplace set among several beautiful Italian Villa style courtyard areas. Design Build has been engaged by the HOA to facilitate stucco, column, wrought iron and sheet metal repairs and a complete repaint of the exterior as well as miscellaneous paving repairs, window adjustments, hot water system upgrades and HVAC condensate line repairs, and waterproofing repairs to several planters.
Village on Oak

The Village On Oak is a beautiful, gated community near Old Town Torrance consisting of 174 two- and three-bedroom townhomes. The complex was built in three phases, Acacia, Bayberry and Laurel, between 2007-2011. The Village On Oak community has pool facilities that include bathhouse, spa, barbecues, and outdoor fireplace and the community also features a private park with children’s play equipment and lovely landscaping throughout. The Association retained Design Build Associates to assist with their Pex repiping project, which has been completed. DBA is currently overseeing the exterior wood replacement, painting and pool deck spalling projects.
Canyon Hills

Canyon Hills Condominium Association is a 386 unit complex built in 1992. The complex boasts two pools, a spa, a fitness center, and grassy open areas with lush landscaping and mature trees throughout. Conveniently located in Santiago Hills off the 261, the complex is close to shopping and dining as well as recreational opportunities for hiking, biking and riding in nearby Peters Canyon Regional Park and Irvine Regional Park. The Board of Directors has contracted with Design Build Associates to provide construction management services for the upcoming repiping project.
Ziani

Ziani is a beautiful community located along the stunning Newport Coast. It is a collection of 12 building clusters with a total of 168 homes in one- and two-story configurations. The community also includes a clubhouse and pool area along with exquisitely-manicured landscaped common areas. It is surrounded by open space, with panoramic views of Orange County. The Association has asked Design Build Associates to oversee deck repairs, selected repairs at party wall and fireplace chimneys and to oversee the painting of all buildings and common areas.
Brookside Village

Brookside Village Homeowner Association is a lovely 385-unit condominium complex in south Redondo Beach, located a short distance from the water. Its 32 buildings are set amidst babbling brooks, waterfalls and fountains in a resort-like setting with pools and spas, tennis courts, gyms, saunas and a clubhouse. Design Build has been engaged to oversee the reconstruction of the parking structure and the roof-top tennis courts.
Genesis Condominium Association

Genesis is a 163 home condo community in Long Beach, located just a few minutes from the downtown area and blocks from the beach. The complex is a four story building with secured access and underground parking. The amenities include private balconies, a beautiful pool and spa area and clubhouse. DBA has been engaged to implement repairs to the podium deck and raised planters, a new roof, wood replacement and an updated color scheme.
Marina Strand Colony I Homeowners Association

Marina Strand Colony I is a 145 unit homeowner association located in Marina Del Rey. This beautiful homeowner association is a city block long, and Design Build Associates is managing the complete renovation of the building exteriors. Their scope of work entails demolition, new siding, windows, doors, sloped and flat roofing, balcony enclosures, painting, staining, and decks. There were multiple phases to the construction portion of this project.
The Diplomat Condominiums

The Diplomat is an 18-story 64-unit luxury building located on the east end of the Wilshire corridor, with striking views from the upper floors. The building is located near UCLA, Beverly Hills and the open space of the Los Angeles Country Club. It was built in 1982 and features a pool, spa, fitness center, rec center and full-time security. Design Build Associates has been engaged to assist the Association with some waterproofing repairs associated with the front landscaping, entry areas and the parking structure below.
Ponderosa Springs Homeowners Association

This 216 unit complex located in San Pedro has some beautiful streams and pools throughout the association with lush landscaping to complement the water features. Built in the early 1980’s these buildings have wood exterior siding, trim and decks that need some repair and/or replacement. Design Build Associates is helping the Association to identify and develop a scope of repair which will include all 27 buildings, 4 pool houses and 2 restroom buildings, 49 bridges and 14 different kiosks. Along with the wood replacement the buildings will be re-roofed and re-painted.
Lakeside Garden Grove Homeowners Association

Lakeside is a community of 286 condominiums located in Garden Grove CA. It is a gated community and has two beautiful pool areas. Most of the homes have views of the babbling brooks and lakes that run through the center of the community. Design Build Associates (DBA) is managing a refurbishment project that will address the wood damage to balconies, decks and exterior stairs caused by weather and termites. Building signage, community access and landscaping will also receive upgrades.
Indigo

Indigo is a 77 unit condominium community located in Marina Del Rey. The four story structure has a contemporary beach vibe. Indigo has asked Design Build Associates to assist in prioritizing needed repairs to the podium deck, walkway balconies, stucco and roof assemblies, which will be funded from proceeds recovered from the original developer. Design Build Associates will assemble the consultant team, help to prioritize the needed repairs and develop a scope of work, bring aboard a general contractor and oversee both the design process and the construction activity.
