Metropol is a 41-unit low-rise loft community with subterranean parking. This client engaged DBA to assist them with their water intrusion repairs associated with the podium and elevated walkways. We also helped them to resolve some grading and drainage issues.
Client: Niguel Beach Terrace Location: : Dana Point, CA Services Provided: Construction Consulting and Project Management Services
Niguel Beach Terrace Homeowners Association is a 368-unit complex featuring Cape Cod-style garden condos located in Dana Point, adjacent to Salt Creek Beach. The association initially retained DBA to assist with exterior stair replacement. The scope subsequently expanded to include a community-wide repipe project. We are also assisting with a wood and siding replacement, and exterior paint project for the southern portion of the community.
Client: HarborsWest Location: Oxnard, CA Services Provided: Construction Consulting and Project Management Services
Harbors West is a four-story complex consisting of 16 townhomes in four buildings, and was built in 1986. The complex is located between Channel Islands Harbor and Hollywood Beach. The association has engaged Design Build Associates to assist with the replacement of the wood siding, balcony and patio repairs, as well as basement waterproofing repairs, followed by a complete repaint.
Client: Manhattan Village Location: Manhattan Beach, CA Services Provided: Construction Consulting and Project Management Services
Manhattan Village is a 400-home community located in Manhattan Beach adjacent to a golf course. The complex features a pool/spa/restroom facility, with a barbeque and covered walkway/seating area, four additional spa areas, and extensive landscaped areas throughout. DBA has been retained by the Board to assist with renovating the pool, spa, seating area and deck surface, remodeling the bathrooms, and relocating the built-in grills.
Client: Northridge Townhome Estates Location: Northridge, CA Services Provided: Construction Consulting and Project Management Services
The Northridge Townhome Estates Homeowners Association is a 217-home condominium community constructed in 1979-80, consisting of 46 buildings, including a clubhouse building and three swimming pools. The Association engaged DBA to manage the replacement of the wood siding with a longer-lasting Hardie® cementitious material and the painting of siding, entry doors, wood trim, pergolas, garage doors and metal handrails, the replacement of the wood fence with vinyl fencing, as well as the installation of new exterior building lighting and address signage. Subsequently, this client has also engaged DBA to assist them with a reroofing project.

Orange Tree Condominiums is a 421-unit, 46 building complex set amid meandering streams and greenery. This client has engaged DBA to assist with a community-wide wood replacement and paint project, as well as providing guidance and coordination of its SB326 Balcony Inspection Compliance Process, followed by a complete exterior repaint.

SeaGate Condominiums is a 262-unit HOA community featuring two pools, spas, tennis courts set amid lush pathways and meandering streams. DBA has been asked to assist with a variety of projects, including water intrusion issues, drainpipe repairs, wood replacement and painting.

The Blue Lagoon Homeowners Association is a gated townhome community on the beach consisting of 119 townhomes in 16 buildings constructed in 1964. DBA is assisting this client with siding replacement, wood repairs and repainting the entire complex.

Villa Capri is a 49-unit community that has retained DBA to manage a foundation stabilization and leveling of the interior floors at one of the buildings. Following the foundation work repairs and restoration of the building exterior and interior will be made.

Wilshire Selby East is a high-rise condominium tower constructed in 1972, comprising 90 units across 12 floors. The Board has hired DBA to oversee repairs to the parking structure, balconies, pool area, roofing, and boiler & mechanical system repairs and/or replacement.

The Foundry is a prestigious gated community built in 2008, redefining resort-style living with its 86 residences set in lush, park-like surroundings. The Association retained DBA to oversee vital construction defect repairs to exterior elements, SB 326 inspections, and address waterproofing issues in landscape planters, podium decks, windows, and roofing areas. The entire community will also receive a fresh, complete exterior repaint, further elevating its appeal and value.

Enchanted View comprises 34 units across four levels, situated over subterranean parking. This Client engaged DBA to assist them with building shoring, roofing, and waterproofing repairs, as well as balcony and elevated walkway inspections, as required by California SB 326.
