Design Build Associates provides complete construction management services, including:
Planning
Includes a review of the existing conditions, resulting damage and financial pressure on HOA resources.
Scope Creation
Includes the assembly of needed bid documents, plans and/or specifications, and bid forms to present to qualified contractors to obtain “apples to apples” bids.
Competitive Bidding
Includes the selection and coordination of qualified and appropriately insured contractors who have the right experience to complete the defined scope of work. This effort may include value engineering to maximize the benefits the HOA will receive from the project.
Project Costing and Decision
Includes bid evaluation with the HOA Board and the ultimate selection of the contractor and final determination of the project cost and negotiation of the contract with the selected contractor.
Funding
Includes finalizing how the project will be funded. DBA has the resources to assist HOAs in obtaining a bank loan if the HOA decides it would be helpful to their membership.
Construction
Includes project scheduling and oversight during construction to minimize disruption to the homeowners and assure the HOA that the work is being completed in accordance with the project scope of work documents. This phase includes coordination and review of contractor invoices, lien releases, homeowner notifications, attending weekly project site meetings, punch list preparation, and assembly of final close-out documents including warranties and maintenance manuals.
